Netherlands Housing & Accommodation Guide for Expats: Where & How to Live

Relocating to the Netherlands as a Highly Skilled Migrant or student is an exciting step, but finding a place to live is currently the single biggest hurdle you will face. The Dutch housing market is experiencing a severe shortage, particularly in major hubs like Amsterdam, Utrecht, Rotterdam, and The Hague.

This guide breaks down what you need to know about housing types, rental costs, the BRP registration requirement, and practical house-hunting tips for expats in 2026.

1. Average rental prices in Dutch cities (2026 estimate)

Rents in the Netherlands are high, and they vary significantly by city. Here are estimated average prices for a 1-bedroom apartment:

  • Amsterdam: €1,800 – €2,500/month
  • Utrecht: €1,500 – €2,000/month
  • Rotterdam & The Hague: €1,300 – €1,800/month
  • Eindhoven & Groningen: €1,100 – €1,600/month

2. The BRP Registration (BSN Number) Requirement

In the Netherlands, you must register your address at the local municipality (Gemeente) within 5 days of arrival to obtain your BSN (Burgerservicenummer). This number is mandatory to open a bank account, receive salary, and pay taxes.

Crucial Rule: Always check if a rental contract allows "registration" (inschrijven). Many sublets or short-term holiday rentals do not allow registration, which is illegal and will block your onboarding.

3. Typical document file for house hunting

Landlords receive dozens of applications for every listing. To stand out, have this PDF folder ready to email immediately after a viewing:

  • Copy of your passport and Dutch residence permit / IND approval letter.
  • Signed employment contract showing salary.
  • Employer's statement (werkgeversverklaring) confirming your job is stable.
  • Last 3 salary slips (if already working).
